This might be the first time you are hearing the phrase called bond cleaning. But, you might be familiar with terms like exit cleaning and end-of lease cleaning. Bond cleaning is one of the most sought-after cleaning service in Australia. It can be explained simply as the end-of-lease cleaning done when a tenant moves out of a rented house. But what is different with bond cleaning is that, it is associated with a legally binding agreement and checklist that the land owner has given to the tenant when they moved in.

The Condition Form And Checklist

In Australia, when a tenant moves in, the landlord creates a detailed checklist on the condition of rooms, furniture and everything else in the house. This even includes the number of hooks, nails and stains on the walls if any. The copy of the checklist and condition form is given to the tenant when signing the lease agreement. When the tenant moves out, the landlord comes and inspects the house or apartment and compares the condition of everything in the house based on the checklist. Only if the landlord is satisfied that every condition on the checklist is met does the tenant get back their full security deposit. If the conditions on the checklist are not met, the landlord can deduct a percentage from the security deposit as stated in the condition form based on the damage done to the property.

Bond Cleaning

The deep and thorough final cleaning done by a tenant before moving out to get back the bond money is called Bond Cleaning. Bond cleaning is not just a process of cleaning but involves returning the property or unit to the state it was when the tenant moved in first. This requires proper inspection, thorough deep cleaning and repairing damages. Bond cleaning usually involves cleaning the indoor spaces and outdoors. Cleaning the indoors does not just include vacuuming and moping the floors. Everything including the window sills and walls must be cleaned. All the furniture and fixtures inside the house has to be cleaned. This includes steam cleaning carpets, washing the curtains, cleaning the blinds and wiping the cupboards. The garden and pools must be cleaned, lawn must be mowed and even the oven should be cleaned thoroughly. All the debris and wastes must be treated and taken care of. So, unlike regular deep cleaning bond cleaning requires a lot of work.

Moving and relocating is a hectic work in itself. Most people do not have the time to do a thorough cleaning when they are busy packing and moving. So, they often hire professional cleaning services ato do the bond cleaning for them. Ideally, professional bond cleaners come 2–3 days before the inspection and do all the cleaning and repairing jobs based on the checklist and revert the place back to its original state. Bond cleaning is required by the real estate law and many cleaning services offer bond cleaning packages. It is an affordable way to get your bond money back and is very popular in Australia. The challenge is finding the right professional cleaning services in an area.
